Victoria has no night cap on short stays
Victoria does not limit how many nights a year you can short-stay let a property, hosted or non-hosted. The 180-night figure that circulates is a New South Wales rule. What Victoria actually has is a 7.5% levy, an owners corporation veto, and your council's planning scheme.

WA's 90-night rule started in 2024, not 2026
The 90-night planning threshold for unhosted short-term rentals in Perth has applied since 19 September 2024. Three separate obligations landed on 1 January 2026, and none of them is the start of the rule. Read from the instrument itself.
